The questions owners actually ask

Where in Sydney do you operate?

Sydney-wide, with concentrations across the inner east and west, north shore, CBD, eastern suburbs, around the airport, and more. The current portfolio spans Barangaroo, Glebe, Annandale, Rozelle, Stanmore, St Leonards, North Sydney, Lindfield, Botany, Waterloo, Zetland, Coogee, North Bondi, Darlinghurst, plus a few outside Sydney (Berowra Waters, Lake Macquarie, Palm Beach, Hope Island). We're happy to look at properties across the wider Sydney area, just ask.

How do you charge?

Our pricing depends on the property type, size, and how many properties you have with us. There are no published rates because every property is different. Get in touch for a tailored quote.

How do I actually get paid?

Directly from Airbnb, after every booking. We use Airbnb's co-host payout split, so your share is deposited straight into your account and our cleaning + co-hosting fee comes off automatically. No monthly invoices, no chasing statements, no waiting until the end of the month for your money. If you want detailed monthly reporting, just ask. It's available on request.

Do you actually do the cleaning?

We coordinate it. Every stay includes a professional clean and a linen change to hotel standard. You don't manage the cleaner. We do.

Who's actually on the ground at our property?

More people than you'd expect for a boutique operation. There's our director, a dedicated property manager handling day-to-day operations, three specialist cleaning companies covering different parts of Sydney (each trained to our linen turnover standard), and a regular handyman on call for quick fixes. For the things that need someone close by fast (a leaking pipe at 9pm, a broken air-con on the hottest day of the year), we have a network of trusted local tradies in each suburb we cover. The result: when something happens at your property, the right person is usually already nearby.

What happens when something breaks at 11pm?

We deal with it. Late-night maintenance, replacement keys, broken air-con, plumbers: that's why we exist. You get a heads-up; you don't get a 3am phone call.

Can I take my property back if I want to self-manage later?

Yes, anytime. We don't lock owners into long contracts. If self-managing turns out to be your thing, we'll hand it back cleanly.

Why are you on Airbnb's cohost platform too?

It's how a lot of owners find good co-hosts now. We're proud to be on it, but our work happens here, with our own portfolio standards.

Can you list our property on Booking.com or VRBO instead of (or as well as) Airbnb?

Yes. Airbnb is our primary focus and where the bulk of our portfolio lives, but we can also host properties on Booking.com, VRBO, and other platforms. The commercial structure is slightly different from our standard Airbnb co-hosting because the platforms charge different fees and pay out differently. Get in touch and we'll walk you through which platform mix makes sense for your property.
